Oregon Landlord-Tenant Law at a Glance
Oregon has no cap on security deposits. Deposits must be returned within 31 days with itemized deductions (ORS § 90.300).
Oregon has complex notice rules. 72-hour notice for first nonpayment, 144-hour (6-day) second occurrence. No-fault terminations require 30–90 days depending on tenancy length. SB 608 (2019) requires just cause for most evictions.
Oregon was the first state to enact statewide rent control (SB 608, 2019). Annual rent increases are capped at 7% + CPI (max 10%). No cap for first year of tenancy or new construction (first 15 years).

Oregon's eviction (FED — Forcible Entry and Detainer) typically takes 4–8 weeks. Just cause requirements and longer notice periods add time.
