Ohio Landlord-Tenant Law at a Glance
Ohio has no cap on security deposits. Deposits over 1 month must accrue 5% annual interest if the tenant stays more than 6 months (ORC § 5321.16). Must be returned within 30 days.
3-day notice to pay or vacate for nonpayment (ORC § 1923.02). 30-day notice to terminate a month-to-month tenancy.
Ohio state law (ORC § 5321.02) effectively prohibits local rent control by providing that landlords may set rents as they choose.
