Minnesota Landlord-Tenant Law at a Glance
Minnesota has no cap on security deposits. Deposits must be returned within 21 days (or 5 days if the tenant was forced to leave due to uninhabitable conditions) with an itemized statement.
Minnesota does not require a pay-or-quit notice period — landlords can file for eviction as soon as rent is late. 14-day notice recommended for other violations.
St. Paul enacted rent control in 2021 (capping increases at 3%). Minneapolis passed a rent stabilization measure in 2021 that was later amended. No statewide rent control.
