Georgia Landlord-Tenant Law at a Glance
Georgia has no statutory cap on security deposits. Deposits must be returned within 30 days of move-out with an itemized statement of deductions.
Georgia landlords can begin eviction immediately for nonpayment without a cure period. 60-day notice is required to terminate a month-to-month tenancy.
Georgia state law (OCGA § 44-7-19) prohibits any county or municipality from enacting rent control. No rent control exists anywhere in Georgia.
