Florida Landlord-Tenant Law at a Glance
Florida has no cap on security deposits. Deposits must be returned within 15 days (no deductions) or 30 days (with deductions and written notice) after move-out.
3-day pay-or-quit for nonpayment (excluding weekends/holidays). 7-day cure notice for lease violations. 15-day notice to terminate month-to-month (FS § 83.57).
Florida state law (FS § 125.0103) prohibits counties and municipalities from imposing rent control except in housing emergencies declared by ordinance — and even then, subject to strict requirements and sunsets.
